Understanding the Treasure Coast

The questions that make buying and selling in Florida clearer

Stuart, Fort Pierce, Jensen Beach, Port St. Lucie, Palm City, and Hobe Sound offer different communities, property types, and ownership considerations. Start with your actual priorities, then compare the practical details before deciding which property fits your life.

Treasure Coast Communities

How do you compare Stuart, Jensen Beach, Port St. Lucie, Palm City, and Hobe Sound?

Begin with the places you need to reach, the type of home you want, your comfortable monthly budget, and whether you prefer an established community, coastal-area setting, townhome, or more land. Narrowing those priorities first makes individual listings easier to evaluate. Margaret helps clients compare actual properties and location tradeoffs without assuming one community is right for everyone.

Stuart Property Types

What should you ask before choosing a Stuart townhome over a single-family home?

Look beyond the asking price to association documents, monthly assessments, maintenance responsibilities, insurance questions, parking, and how the property fits your day-to-day life. An East Lake Village townhome and a single-family home can involve very different ownership considerations even when the locations feel similarly convenient. Confirm specific community rules with the association and financing or coverage questions with qualified professionals.

Out-of-State Treasure Coast Sellers

How do you sell a Stuart or Treasure Coast home while living somewhere else?

A remote sale starts with a practical plan for property access, condition, preparation, marketing, communication, and offer review. If repairs or inspections are needed, discuss who can coordinate estimates, admit vendors, and provide updates while you are away. Margaret has helped out-of-state owners stay informed and move through these decisions without needing to manage every detail in person.

Relocating to the Treasure Coast

Can you evaluate a Jensen Beach or Ocean Breeze property without being in Florida for every step?

Many parts of a long-distance search can be organized around video tours, clear property questions, inspection coordination, scheduled visits, and regular updates. Decide in advance which details must be seen firsthand and which can be reviewed remotely. Closing procedures, inspection requirements, and document execution should always be confirmed with the appropriate title, legal, lending, and inspection professionals.

Buying Your First Florida Home

How do first-time Stuart buyers know when a home fits and when to walk away?

Start with a realistic total budget and guidance from a licensed lender, then weigh the home condition, ongoing ownership costs, inspection findings, and the strength of the available comparables. A competitive offer should still respect your financial boundaries and the issues you are unwilling to accept. Margarets clients describe an agent who asks questions early, explains the tradeoffs, and does not push them into uncomfortable decisions.

Land, Acreage & Future Plans

What needs to be checked before buying land in Hobe Sound, Fort Pierce, or western Port St. Lucie?

Vacant land and acreage require different due diligence than a finished home: confirm access, surveys, utilities, zoning, environmental constraints, and the actual feasibility of the intended use. A listed parcel is not automatically buildable simply because its description mentions development potential. Verify property-specific requirements with local authorities, surveyors, engineers, insurers, and other appropriate professionals.

We met Margaret through Realtor.com. She was very prompt to arrange viewings for us and proactively offered similar homes to view. Margaret knows the market well providing strong comparables to help us decide on our offer pricing strategy. She also gave us local knowledge (eg dog walking places). We bid on a house with multiple offers and based on the comparables, we felt the home was worth so much. Margaret helped us with an innovative approach to our offer. We would be flexible on closing date to accommodate sellers and even do an early close with sellers remaining in the home for a few more months. Margaret worked with the sellers to position our offer accordingly and did not push us to increase our offer higher than we wanted. Although we were not the successful offer (another offer was much higher) we were comfortable with our position as we only wanted to pay so much. Margaret has strong negotiation skillsets and knows when to push. As an example, we made an offer on one home and the seller kept coming back with crazy rebuttal offers. Although we worked with them through a few of these crazy counter offers, Margaret pushed them to make a decision on our final offer or we move on to buy a different house. She was successful on closing the deal. Margaret has gone the extra mile to help us as we were travelling and not in Florida when the house closed. Margaret took the lead onsite during the home inspection to FaceTime us and again for closing walk through. She has been very flexible and helpful in turning off our water for us and ensuring the house is secure. In summary, Margaret has gone the extra mile to ensure our home buying experience was exceptional. She was knowledgeable, attentive, extremely supportive and never pushed us. Her honest, helpful manner was truly valued.

What can I say about Margaret Hart, except to say that she is amazing! I found Margarets name through a Google search. We were selling my parents second home and were not living in Florida but in New York. We decided to sell the house shortly after my parents death. As soon as I spoke with Margaret, I knew we were in good hands. Margaret was knowledgeable, professional and kind. She was very familiar with our development and how to advertise and promote it. She understood how challenging selling a home was when we were out of state and she accommodated and helped us every step of the way. Because she knew we were not on sight, she would go and check up on the house on a regular basis. When we had an issue with a noisy neighbor, she installed cameras to make sure he would no longer trespass. When we dealt with needing to fix the AC and the roof, Margaret not only found the contractors for us but was on hand to let them in and to make sure the job was finished. When we needed to sell my fathers car, she asked her brother for help. In other words, she was a Godsend. And through it all, she did it all with warmth and understanding. Thank you Margaret for all you have done for us. We are truly grateful for it all! The Woods family

Margaret was an absolute pleasure to work with throughout our home-buying journey. She is extremely knowledgeable, highly experienced, and attentive to the many small details that first-time homebuyers, like my husband and I, would not have known to look for. Her guidance gave us confidence at every step of the process. When it came time to negotiate, Margaret was exceptional and truly went above and beyond to advocate for us and get the job done. She is truly one of the best in the business, and we could not recommend her more highly. Thank you, Margaret!

Margaret was incredible throughout my entire home buying process especially as a first time buyer. She was extremely informative every step of the way and truly gave motherly vibes in the best sense. She was not going to let me get into a situation where I would be purchasing a home with major issues or taking on expenses that did not make sense for my budget and would only cause future headaches. She is very proactive when it comes to reaching out to sellers asking the right questions and gathering important information to help you make smart informed decisions about whether a home is truly worth it. Margaret is also incredibly knowledgeable when it comes to negotiating and making sure you have the best possible leverage on the asking price. What really stood out to me is her drive and go getter mentality. Despite her experience and the clientele she works with she treats every transaction like it is her first with full effort care and attention. I never once felt neglected or overlooked. She consistently went the extra mile in ways I have noticed many realtors simply do not. If you are looking for a realtor who is honest protective of your best interests proactive and truly invested in you as a buyer Margaret is the one.

We met Margaret during a showing of a property we found online. That property did not pan out, but we retained Margaret as our buyers agent shortly thereafter. Margaret is the BEST there is! She really listened to us, taking note of what we were asking and even brought up some suggestions that we did not even think of. She arranged everything for us to view several homes within our limited time frame. Margaret was amazing to work with.
